California deposits: the 21-day rule and an initial inspection
Here is the general picture for California, shared as information and not as legal advice. Under Civil Code 1950.5, a landlord has to return your deposit, with an itemized statement of any deductions, within 21 calendar days after you move out. Normal wear and tear cannot be charged to you. You also have the right to request a pre-move-out initial inspection, so you can see what the landlord would flag and fix it before the final walk-through. Under AB 12, in effect since July 1, 2024, most landlords may collect no more than one month’s rent as a deposit. Laws and lease terms change, so confirm the current rules and read your own lease before relying on any of this.
